How to Use This Template
- 1
Fill in your company’s name, contact information, insurance details, and the client’s full name and property address. For new construction, note the general contractor’s information and confirm that framing, electrical, plumbing, and HVAC rough-ins have been inspected and approved before drywall installation begins.
- 2
Specify the finish level using the industry-standard GA-214 scale (Level 0 through Level 5). Level 3 is standard for textured walls, Level 4 is standard for flat paint or light textures, and Level 5 (skim coat) is required for high-gloss paint or critical lighting conditions. The finish level determines the amount of labor and directly impacts the price, so both parties must agree on this upfront.
- 3
Include texture specifications if applicable. Instead of "match existing texture," write "Apply knockdown texture using hopper gun at medium density to match existing texture in adjacent rooms. Contractor will apply test patch on a 4x4 area for client approval before full application." Texture matching is subjective, so requiring an approved sample patch prevents disputes.
- 4
Add a warranty clause addressing the most common drywall callbacks: nail pops, joint cracking, and seam visibility. State that minor nail pops and hairline cracks within the first year are normal settling and will be repaired once at no charge. Cracking caused by structural movement, foundation settling, or moisture intrusion is not covered under the drywall workmanship warranty.
Frequently Asked Questions
What are drywall finish levels and why do they matter in a contract?
Drywall finish levels (0–5) are industry standards defined by the Gypsum Association. Level 3 is for textured surfaces, Level 4 is for flat or eggshell paint, and Level 5 is for semi-gloss, gloss, or critical lighting. Each higher level requires more labor and materials. Specifying the finish level in your contract prevents disputes about quality and ensures the price matches the expected result.
How should a drywall contract handle nail pops and cracks?
Include a warranty clause that covers one free touch-up visit within 12 months of completion. Nail pops and hairline cracks along joints are common as a new structure settles during the first year. State that you will repair these issues once, including re-tape, re-mud, and prime. Cracking caused by structural movement, water damage, or modifications by others is excluded from the warranty.
What drywall type should be specified for bathrooms?
Your contract should specify moisture-resistant (green board) or mold-resistant (purple board) drywall for bathrooms, laundry rooms, and other high-humidity areas. For shower and tub surrounds, specify cement board or equivalent tile backer rather than drywall. Include the board thickness (typically 1/2 inch for walls, 5/8 inch for ceilings) and fire-rated Type X where required by code.
Is this drywall contract template legally binding?
This template provides a professional starting point for drywall service agreements. However, contractor licensing requirements and contract laws vary by state. We recommend having a licensed attorney in your state review and customize the template for your business. This template does not constitute legal advice.
